Planerad takomläggning i höst

Hej Boende i BRF Mäster Henrik!

Styrelsen vill informera om att samtliga tak i BRF Mäster Henrik måste läggas om i höst. Detta är brådskande då taken är i mycket dåligt skick och det går ej att vänta med takomläggning. Styrelsen har initierat en upphandling och kommer i augusti välja en totalentreprenör som renoverar hela taket. Takrenoveringen innebär att ställningar kommer vara uppsatta under slutet av augusti till sista veckan i december. Styrelsen har för avsikt att i samband med takrenoveringen installera fönster ut mot Mäster Danielsgatan och utmed Mäster Henriksgatan för att möjliggöra en framtida vindsomvandling dvs. ombyggnad av vind till lägenheter. Fönsterna måste sättas på ett enhetligt sätt p.g.a. av att kvarteret ligger i en kulturmiljö där kommunen ställer höga krav på utformning ut mot gatan. Styrelsen har p.g.a fönsterna lämnat in ett bygglov för att möjliggöra takomläggning samt fönsterisättning. Annars behövs inte bygglov för att lägga om tak.

Styrelsen har även beslutat att ta fram principritningar över vilka krav bostadsrättsföreningen har på enskilda när och om de ska omvandla vind till bostad. Detta kommer att tas fram efter att takrenoveringen är klar. Vindsomvandlingen kommer inte ske genom bostadsrättsföreningens försorg utan det är upp till enskild lägenhetsinnehavare att kontakta föreningen om köp av råvind. Därefter när enskild fått köpa respektive råvindsyta söka bygglov och står då helt själv kostnadsmässigt för omvandling av vind.

Styrelsen hoppas på förståelse kring den kommande takrenoveringen och hoppas på att alla medlemmar ser takomläggningen som ett nödvändigt gott som gagnar föreningens fastigheter. Styrelsen kommer kontinuerligt informera om takomläggningens status framöver genom att skicka mejl och informera på föreningens hemsida.

Styrelsen vill i detta meddelande även informera att renoveringsplanerna för fönsterna skjuts fram till nästa år då taket är prioriterat.

Hello residents of BRF Mäster Henrik!

The Board wishes to inform that all the roofs in BRF Mäster Henrik have to be renovated in the fall. This is urgent as the roofs are in very poor condition and it is not possible to wait with the renovation. The Board has initiateda procurement and will choose ageneral contractor in august. The renovation of the roofs means that scaffolding will be erected around the buildings at the end of August until the last week of December. The Board intends to install windows during the renovation facing Mäster Danielgatan and Mäster Henriksgatan to enable a future attic conversions into apartments.The windows must be placed in a uniform manner because our buildings are located in an area where the buildings are considered to have cultural historical value by the Malmö municipality which limits the changes that can be made to our façades. The Board has submitted a building permit request since it is required in order for us to change the windows facing the street.

The Board has also decided to produceconstruction drawings that specify the requirements that must be met by the members who wish to convert the attic into apartment space. This will be done after the renovation of the roof is completed. The BRF will not manage or finance the any future attic conversions; it is is up to the individual members to contact the Board to discuss a purchase of attic space (råvind). It´s is up to the individual member to finance the specific attic conversion and to seek planning permission when an agreement between the BRF and the member has been made.

The Board hopes that all residents understands the urgency of the upcoming roof renovation and see the renovation as a necessitythat benefits the BRF.The Board will continuously communicate the status of the roof renovation through e-mail and the BRF website.

The Board also wishes to inform that the renovationplans for the windows has been postponed until next year, due to the urgency and priority of the roof renovation.
